Rick Otton Podcast Discusses Evolution Of Tools For A New Property Investment Standard

Real estate educator Rick Otton, who has been using his creative property investment strategies since 1991 to generate positive cashflow, has also inspired many people to join him on the journey. In a recent Creative Real Estate podcast, Mr Otton has discussed current strategies with one of his first students Dave Lee, who has been using them in the United Kingdom since 2001.
Mr Lee heard of people using fellow Australian Mr Otton’s methods to get into real estate investing in Australia, but saw that the UK was in a different stage. In 2001, the real estate market was booming and people saw no need to do anything apart from what they’d always done – get a deposit together, get a bank mortgage and get into real estate the old-fashioned way.
In the Podcast, Mr Lee recalled spending the early years introducing ‘rent-to-buy’ to the UK, based on the nation’s long history of the rental market, and people’s familiarity with that system. This, he revealed, was a way to overcome the average person’s reluctance to embrace anything ’different. There was a lot of resistance to the new tools Mr Lee was trying to introduce. However, he could also see that the market heading for a fall.
“I was aware that the market, eventually, was going to turn. I didn’t know exactly when, but I knew that this was going to happen,” said Mr Lee.
In April 2008, when the market did crash, Mr Lee noted the sudden increase in interest in buying a property bank-free and learning about Mr Otton’s strategies – his new tool set.
“All of a sudden, they all wanted to know about how to buy a house for a pound without a bank mortgage and how to bypass the banking system,” remembered Mr Lee.
“When we got to 2008, you couldn’t solve today’s problems with yesterday’s tool set and when people tried, they hit a brick wall," said Mr Otton, who characterised the paradigm shift since April 2008 in UK property investment as ‘the new normal’.
Mr Otton also noted that developing a property portfolio and generating growth and cash flow doesn’t need years of experience in real estate investment. In fact, it can be a benefit to have a fresh perspective — just as he and Mr Lee did in the UK in 2008. They held their first ultimate real estate bootcamp in April 2009, and since then have seen Mr Otton’s strategies spread into the mainstream, which is perhaps the best evidence of what really is the new standard for real estate investing.
